You see, I waffle between success and failure. Like many others.

When I’m focusing on a failed business venture (and there’s been many) I wonder why I didn’t pull it off, what did I do wrong? What could I have done different, was I smart enough?

When a deal falls through, like just happened where I lost a 3.2 million dollar note purchase to a competitor. My investors and I stood to make well over 7 figures. I look at it and do I think failure?

Sometimes.

Do you have fear of talking to sellers, making offers, think you’re not smart enough to evaluate a commercial deal, not know where to start, tried internet marketing, doesn’t work…

What’s your idea of success and failure.

It’s all nonsense. Lets look what’s happened to me in the last year:

• A big 3 letter agency decided they wanted to change the rules on a retirement plan that’s been around for a long time. Result, loss of 300K, 140K additional owed, legal costs for a class action suit.
• Loss of business venture that paid 30-40K per month.
• One business almost folded, not out of the dark yet.
• Sprained my knee that caused me to miss my first season of baseball (not softball) in the last 21 years and kept me from my regular workout routine, gaining 15lbs.
• One of my rental properties had a pipe burst flooding the vacant home for several days, over $50K in damage, insurance company doesn’t want to cover it.
• Property partners in one venture turned out to be knuckleheads and owe me $40k.
• Don’t get me started on the Government changes.

Now…am I a success or failure? I don’t know, I’d like your opinion.

Here’s more of what happened to me in the last year:

• My 11 year old son finished 3rd in the state in Wrestling, 3rd in the nation in football, got virtually straight A’s and we shared a XMAS secret that was priceless
• My 13 year old son became a starting pitcher, got virtually Straight A’s, attended a full 3 day real estate seminar of mine, started teaching it to his friends and thinks I’m great…what’s not to love!
• My 8 year old daughter…ahhh…my Katie-Bell…let’s see, she sang for me, danced for me, smiled at me, hugged me…yes, the grades, softball, gymnastics dance, etc. but she had me with a smile.
• My wife of 15 years…enough said. She’s put up with me for 15+ years…a special woman.
• Met knew friends
• Sold some houses, rented some
• Wrote a new book (well, 95% done)
• Created a commercial investing division of my companies creating strategic relationships with several key players across the country that will be worth 8 figures.

Now…am I a success or failure? I don’t know, I’d like your opinion.

My opinion is, yes absolutely. I will tell you that I lost my way a little as recently as 2010.

I aim for 2012 to be my best year ever…not only Financially, but physically, mentally, emotionally and spiritually.

Why? I discovered what made me successful to begin with.

When I first got to college I discovered personal development. Now, I LOVE reading. 2 books a week. My 13 yr old, 4 books. I love the Internet because I can find old books. I have a first printing of “Think and Grow Rich” along with many others. But it was this book that I found at a garage sale at a little town called Pomona in southern Illinois, population 376, that changed my life. Here’s a picture of that book, it’s old for sure.

The Book that started it all

You see, in the late 80’s, early 90’s after reading this book I went on to attend all of Anthony Robbins’ final 2 week Certification program, his Mastery program, and then on to events by Stephen Covey, Deepak Chopra, Brian Tracy, Robert Allen, Harv Eker, Jay Abraham, Ron Legrand, Dan Kennedy, Ted Nicholas, Gary Halbert, and dozens more. You can Google the names you don’t know, all legends.

Then I read that book again. I had a friend Mike at the time, actually, he’s still my friend him and his wife are coming over for New Years to spend a night of games and rejoicing with the kids. He’d tell you right now if you asked him what I told him 20 years ago after reading that book…

“Mike” I said, “I don’t know exactly how I’m going to do it but I am going to become one of those guys and get into their circle, learn what they know, and then make a difference.”

Well, in just a few short years I was wildly successful and in a mastermind group with 3 of the people on the list above. In a few more years, I was partners with some, talking on the stage with others, having them speak at my seminars and consulting with them.

Now, some of them I call friends, most all of them peers, partners and/or associates.

It was really almost like magic. Now, it’s happened to me many times since then. I sometimes take the time to reflect on seemly odd success that come my way.

Like the time my wife called me up to tell me she’d found our first house we bought together. We’d been looking for months. In fact I’d gotten frustrated and we had decided to take a break for a month or two. One day my wife calls me up and says I think you’ll love this house. She described it to me over the phone and I said make an offer right now. I’ll look at it if it’s accepted. We moved in. A few weeks later, we were still opening boxes and she found a piece of paper. Taking a moment to look at the wrinkled page, the faded colors, she quizically asked me, why do you have a written description of our house? I thought only for a fraction of a second before I grinned and remembered sitting in an airport waiting on a layover, back when my wife and I lived in her little 2 bedroom townhouse…and writing the description of the house I wanted to start my family in…On New Years day, hours after I’d read “The book”.

I wrote that description 2 years before my wife found the house with the help of her aunt…our real estate agent. She’d never seen my description…but the house was an exact match for the words on that piece of paper.

Law of Attraction? Positive Thinking? NLP? Goals? Luck? Personal Power? Sure, maybe a little of all of that.

There’s more too it though. It started with that book.

I look back on my 2010 and see that I didn’t do my annual reading of that book, and my yearly kick off planning. Thus, what many would call a great year still…I called a subpar year. Not a failure…I don’t play that game. I have a wonderful family that would still love me if we were living in an apartment, with none of the rich life we enjoy now.

So this year, I’m back on it. Only this year…I want to share the process with you.

I want you to have the best year of your life in 2012 as well.
